The RICS Home Survey – Level 2

This is a survey in a standard report format suitable for most traditional houses, flats and bungalows. The report is clear and concise and the surveyor will apply condition ratings to elements of the building identifying whether defects are serious or urgent. The report also includes a valuation and the reinstatement cost for insurance purposes.

The surveyor will provide you with information that will help you make a reasoned and informed decision on whether to go ahead with buying the property, what is a reasonable price to pay, what repairs and replacements are needed and what advice to take before exchanging contracts.

The RICS Home Survey – Level 3

You should choose an RICS Building Survey if you’re dealing with a large, older or run-down property or a building that is unusual or altered.

The Report will provide you with a description of visible defects and potential problems caused by hidden flaws. Condition ratings will be provided to each element of the property. The report will outline repair options and the likely consequences of inactivity. It will also provide advice for your legal advisers and details of any serious risks and dangerous conditions.

The survey can be tailored to your own requirements and includes a full range of descriptive photographs. The Building survey does not include a valuation, however this can be included as an extra option.
